PVC roofing in Medford, OR for hospitals, kitchens and food-processing roofs: how a welded PVC sheet handles triple-digit heat, grease and smoke-season soot.

Overview

Roof Systems

On a Medford, OR roof that sits under a kitchen exhaust or a processing-plant stack, the heat is only half of the story. A typical year brings 61 afternoons over 90 F, 11 of them over 100 F, and the exhaust adds grease, steam and chemical vapor to a surface already under strain. A membrane that survives the sun alone can still fail under the discharge, and the failure shows up in the reserve schedule as a replacement that arrived ten years early. PVC is the sheet that earns its premium at those roofs.

We grade each roof for what actually lands on it, and PVC goes where the exposure justifies the carrying cost.

What PVC resists that other sheets do not

Roof Systems

PVC is a heat-welded plastic membrane reinforced with fabric, and its chemistry resists animal and vegetable fats, many acids and bases, and a long list of rooftop contaminants that soften other single-ply sheets. Seams are fused with hot air into one continuous layer, and prefabricated corners and boots speed the detail work and keep field welds to a minimum.

Flame resistance comes with the material, which counts on roofs with hot work, kitchen exhaust or electrical gear, but the fire rating belongs to the whole assembly and the plans are checked before anything is ordered. KEE, a PVC-alloy sheet, steps up from standard PVC when the exposure is heavier or less certain. PVC is not immune either. Strong solvents and some petroleum products still attack it, so we ask for the exhaust list before specifying and price a protection sheet where discharge lands on the surface.

Heat, UV budget and reflectance

Roof Systems

White PVC reflects a large share of summer sun, and with only 18.4 inches of annual precipitation in the rain shadow, that reflectance is the first defense for the cooling bill. The valley spends the UV budget steadily, though, and reflectance loss appears as dirt, ash and aging take hold. Plasticizers in standard PVC can migrate out under sustained heat, which stiffens the sheet over the years, so heavier gauges and quality formulations matter.

The condition grade records gauge, age, color change and weld condition, and the remaining service life estimate follows from them. A roof that has lost reflectance but kept flexibility is a candidate for cleaning or a silicone coating. A roof that has stiffened and cracked at the welds is a replacement candidate, and the reserve schedule should say so before the leak does.

Hospitals, kitchens and processing roofs

Roof Systems

Medford's economy runs on health care first, and Asante Rogue Regional Medical Center and Providence Medford Medical Center employ over 2,000 people between them. Hospital roofs carry exhaust, mechanical equipment and tight infection control rules, which is the profile where PVC and its prefabricated details help most. At the VA Southern Oregon Rehabilitation Center and Clinics in White City, inpatient wings are being renovated and HVAC and exterior upgrades designed, a reminder that campus roofs move with mechanical work.

Harry and David's Medford site mixes orchards, manufacturing and distribution buildings, and any processing exhaust that reaches a roof there is the exposure PVC is made for. We do not assume what any roof carries. We walk it, record what is on the surface and then recommend the sheet.

Smoke season and ember exposure

Roof Systems

2021 brought 26 smoke days to Medford, after the Almeda and Obenchain fires of 2020 destroyed about 2,600 Jackson County homes. Soot from smoke settles on a white PVC surface and dulls it. Ash gathers in drains and at parapet corners. Embers can land on edges, rooftop equipment and intake louvers, and the roof's detail work decides whether they find a place to lodge.

After a bad smoke event we clean the surface, clear drains and strainers and inspect edges and penetrations. PVC's flame resistance helps but does not remove the need for clean, tight details, and the owner report notes the event and what was done. Rooftop intake filters belong on the same checklist, because soot reaches the building's air as well as the membrane.

Repairing an existing PVC roof

Roof Systems

Most calls about PVC roofs in the valley come down to three failure points: welds that have lifted at the lap edge, corners and boots where a field-formed detail has cracked, and the zone around an exhaust where grease and heat have worked on the sheet. Each is found by probing the seams, pressing the details and looking at the surface near discharge, and each goes on the repair list marked as a patch or a fix with a price.

A patch buys a season and a fix removes the cause, so we mark each item and let the owner choose. Hot-air welded patches in compatible PVC are the standard repair, made in the cooler hours of a triple-digit day. Where a repair list keeps growing, the condition grade and the remaining service life tell the owner when to stop spending on patches and plan the next phase.

Cores matter here too. A few cuts show whether the insulation under a failing weld is dry, and an infrared scan after sunset maps any saturated board. Saturated insulation changes the recommendation from repair to replacement, and the roof register records the finding with the date.

Cost, reserve schedule and lease timing

Roof Systems

PVC costs more than TPO and the premium needs to be justified by exposure, not habit. We show both on the same roof, with membrane, details, insulation, cover board, edge metal and drains as separate lines, so the property manager sees the carrying cost. The longer remaining service life on a hard roof can lower the annual reserve contribution, and the roof register shows the math.

Timing follows the lease cycle. A roof on a building heading into a tenant turnover is best replaced before the new tenant moves in, and a recover may defer the work if the insulation is dry. We note which edition of Oregon's structural code governs each scope; the 2025 edition has been mandatory since April 1, 2026.

Installation in the spring work window

Roof Systems

PVC welds well in moderate temperatures, which makes the spring work window the best part of the year for installation. Summer jobs start at dawn and stop when the deck gets too hot. Test welds are cut and pulled each shift, and seams are probed after they cool. Prefabricated details, the same approach as TPO flashing kits, save field labor on penetration-heavy roofs, and they are ordered after the roof is measured.

On occupied hospitals and plants the work is phased by section, protected inside and out, and closed each day. Our occupied building reroofing plan lists those lines separately. Closeout includes photographs of every detail, the maker's warranty application and an entry in the roof register, so the next owner report starts from a clean file.

Questions About PVC Roofing

When is PVC worth the premium over TPO?

When grease, fats or chemical exhaust reach the roof. On a plain roof with no discharge, TPO usually does the job for less.

Does PVC handle Medford heat?

Yes, with a quality formulation and a heavier gauge. We grade the sheet each spring for stiffness and weld condition.

What does a kitchen roof need besides PVC?

A grease catch at the exhaust, a protection sheet where discharge lands and a cleaning schedule.

Is PVC fireproof?

No roof is. PVC resists flame, but the fire rating belongs to the whole assembly. We confirm it against the plans.

Can PVC go over an old roof?

Sometimes, provided the old roof is dry and gets a separation layer. We scan and core before deciding.
